  1. Exquisite mansion, but that's not enough - considering its small size and tiny lot, I would have to offer somewhat less than the asking price. If there was a lot more land, or if this was sited in a gated/guarded community, it would be worth more than the asking price.

    Moral of the story - if you're building a masterpiece, don't scrimp on the land. Marchmont Drive is nice enough with underground utilities and mature trees, but it's a rather narrow street with no sidewalks or greenbelts. And many of the neighboring homes are not comparable to this one in size or style.
