  1. Aside from the goofy-shaped pool (pools should be rectangular for the sake of laps and water sports), the alfresco facilities are superb. The architecture is OK, the interior is 'meh.' But over 12+K square feet on 2+ acres for $6 million is a fair starting point. Offer $4.5 million and take it from there.
